C J White Associates have secured the purchase of a long leasehold investment let to Buzz Bingo at £361,000 pa until 2039 for FCI Properties Ltd, representing the investment arm of the national operator Club 3000. Our client is excited about this investment as it will provide an excellent return on capital and should the property become vacant it is in a prime position for a Club 3000 development. The asking price was £2.94m.

Secured a new site for Club 3000 within Ocean Terminal, Edinburgh

The new club will be situated at ground floor level, provides free car parking and has the tram stop and bus stops located opposite the entrance.

Triangle Amusements acquire Britannia Pier, Great Yarmouth.
Specialist leisure agency C J White Associates Ltd have secured the purchase of Britannia Pier, Great Yarmouth to Triangle Amusements Ltd, an established FEC operator in Great Yarmouth from Family Amusements Ltd.
The 551 ft pier is prominently positioned directly on the seafront on Great Yarmouth’s glorious and sandy Central Beach and is arguably the most eminently visible and renowned visitor attractor serving the Town. Retaining an air of Victorian splendour and providing an important historical leisure destination for the Town, Britannia Pier’s legacy dates to July 1858 when it originally opened.
Joseph Abbott and Joseph Manning, directors of Triangle Amusements Ltd said: “We are excited to be acquiring this historic pier and leisure attraction which we will be investing in significantly and intend to restore it into the prime attraction for the town.

Ten Entertainment Strikes again in Harlow
Specialist leisure agency C J White Associates Ltd have secured the sale of Harlow Bowl to the market leading Ten Entertainment who trade as Tenpin. As part of the sale, a new 15 year lease was granted by the landlord at a rent of £40,000 per annum.
The 14-lane bowl, comprising about 17,000 sq ft was fully refurbished to a high standard in 2011 and is located on the second floor overlooking Harlow town centre.

Secured a new site for Club 3000 in Blackpool
CJ White Associates have successfully negotiated a lease of this site for Bingo 3000 in Blackpool which is due to open in Spring 2023. Investment will be in excess of £4m.
Negotiated a New Lease for Pier Point Torquay Limited
C J White Associates advised Pier Point Torquay Limited in the negotiations with Torbay Economic Development Company Limited involving the surrender of the two existing leases of the restaurant and promenade gift shop expiring in 2049 and 2026 respectively, in exchange for a new 28 year lease of the whole premises.
Lease Negotiations Completed for Strikes Bowling Ltd, Woking
CJ White Associates advised Strikes Bowling Ltd in relation to the Planets, Crown Square, Woking leisure complex on securing a new temporary lease for the entire complex. We negotiated with the landlord, Mckays Securities PLC, who intend to redevelop the site in 2022, subject to planning. This has enabled our client to continue to trade whilst their new site in Victoria Square, Woking is being completed.
Acquired Golden Touch, Sheffield, for City Gaming Ltd to add to their growing portfolio

Lease Negotiations Completed for Atlantic Bowl, Altrincham
Acting on behalf of Stanhope House Leisure Ltd we negotiated a re-gearing of the lease with their landlord involving an extension of the lease combined with much improved rental terms to reflect the Covid 19 issues which will enable our client to weather the forced closure of the centre.
Lease Surrender Secured in Hunstanton
C J White Associates have negotiated a surrender of the fish and chip and retail unit on behalf of the landlord, C.H.S. (Amusements) Ltd forming part of the CHS Family Entertainment Centre. The landlord plans to refurbish the units and incorporate the space into the FEC.
Lease Negotiation for the Relocation of The Big Apple FEC in Woking
CJ White Associates acted for South of England Leisure Ltd who are a national tenpin bowling and FEC operator to secure a new 15 year lease of the Red Car Park Site, Woking subject to completion of the purpose built development with car park above which is underway to house the relocation of the Big Apple, Woking. We negotiated the new lease with Victoria Square Woking Limited who are investing in the town centre retail offering. The FEC is due to open in late 2021.

The property extends to approximately 1,852 (19,935 sq ft) sq ft gross internal area on ground and mezzanine floors and is located adjacent to the Vue cinema. The premises were let close to the asking rent of £95,000 pa.
